Going up on the roof in pouring rain is way too dangerous.

To the guy who stated “especially heroin those guys are as good as dead... and we deal with this in the hood all the time“ etc etc....I work in the substance abuse and mental heath treatment field.

However, there are an infinite number of substances in a home to test so this seems hit or miss. 

My concern is that I am putting myself in danger of being uninsurable moving forward if I go that route.

Most dangerous situation for sellers are buyers who are (1) inexperienced (2) undercapitalized and (3) over extended 6.

Sponges and dish soap can be put in a small metal or black wood container to give it substance or removed for photos. 

Floating rate debt is dangerous.

If you notify the other owner that their tree is a dangerous tree ((ie it is rotting, dead, etc and endangers your property) and then it falls and damaged your property you have a cause for action against the other owner if they knew the tree was dangerous.  

Starting out today as a DIY landlord is very dangerous.

However texting messaging them can be dangerous if not done properly and could lead to potential lawsuits, so do your own due diligence before pursuing that avenue.
