If you can personally visit the property to confirm, do so.

I have had around 100 stays (~35 with the current cleaning company) and no complaints about cleanliness ever, but in the event that there is an issue in the future, I can see how having pictures to confirm or dispute the guests complaints could be of value.

@Diogo Capela can give a more detailed view on some of the legal adventures we had with this property but, to summarise, my key learnings from this deal to date: 1) Get confirmation that the entirety of the property is on the Camara (town hall) plans and fully legal.

Confirm the amounts are consistent (there's that word again!).

Then tell them you're willing to forgive their entire balance if they're willing to pay x and move out by x date.Do not cancel the eviction though until you confirm they're out and held their end of the agreement. 

Over time you’ll see a lot of people say the same names and you end up with a self-confirming list of recommendations. 

So well within the 30 day trial period.However, they continue to bill my credit card for the service in spite of the confirmed cancellation.Has anyone else had any issues like this with them?
