With $50K and a DSCR loan, your budget will likely cap at properties in the $150K-$170K range, depending on the closing costs and any repairs needed.

And what is your price range and are you looking for turn-key properties or something along the lines of a "fixer upper"?

That being said I am wholsaling a big land/STR deal right now that is in the range of 4 mil.

At one 2 unit building there were seperate gas lline, seperately metered but the only appliance was a gas range in each unit. 

I'm not sure what the current appraisal value is, but comps in the area range from $600k to $1M+.

If comps for a 3 unit property are in the 950k range, then that is what it will come in at.The revenue from the STR will have no bearing on the value of the property itself.People argue about it from time to time, but I spoke with 10 different lenders, banks, credit unions, private lenders, etc etc and they all said the same thing.

I would say get to no many neighborhoods.Also not much in 200K range any more.$300K is the new $200K. 

Price range is about $600,000 to 1.4 Million.
