I suspect my tenant is smoking cigarettes in the unit below.

As far as the dog poo and cigarette butts, just pick them up and put them in a 5 gallon bucket for disposal. 

In any event I would assume a prorated amount would be the charge vs 100%.[1] How did you do that to them, because it looks like renter damage vs (wear and tear) to tops that will last longer then 15 years, (are these cigarette burns that you sanded down to try to blend into the busy pattern)?

For example, I tracked cigarettes separately when I smoked....as well as alcohol when I went out a lot.

There was probably a heavy smoker in there before.  

You should always state the requirements needed to rent e,g, 3X income, non smoker, credit scores need at least XXX etc.

Nope - spent it on scratch off tickets and cigarettes and about a year after we bought the property we had to evict her.  

She just left the property on Sunday and I did the walk through to assess any damages and immediately was hit by a very strong smell of cigarette smoke.

I don't allow smoking inside, but have had smokers who use a deck or outside area.
