I personally don't know the investor very well, but I have a close friend that has lent money to him on multiple occasions within the past six months, which gives me a little bit more confidence. 

So I decided to make my own spin on Brandon Turner's Four Square Method of Analyzing Rental Properties by incorporating it into a "FILL IN THE BLANK" template.

I worked with a CPA out of state a couple of times and it just felt like I was filling in the blanks - no different than using Turbo Tax - no advice given. 

I should be able to easily fill in the blanks for you.  

Of course, a foreclosure can't be delayed with only a blank bankruptcy filing for a period of 3 years.

I've had occasion where after paying an insured lender the full amount of the underlying debt, I took an assignment of the note and told the borrower, you now owe my company the amount you borrowed. 

Use a RE attorney for the closing - they will ensure that all of the right forms are handled properly.I have always used an attorney, even when we have had a realtor and it has saved me money on multiple occasions.

I've had occasion when a buyer wanted to use their attorney to close and we had to jump through some extra hoops we hadn't had to before.
