As you know, don't worry about a hot market if the outlook is about 10 to 20 years.   

The main thing is to have strong cash reserves in place and to have long outlooks/multiple exit strategies in place on deals.

What's the outlook in those areas?

I'm just starting out looking for houses to fix and flip. 

I'm just not sure that it has huge growth potential and the economic outlook is sluggish.

However, like many of the rest of you, I stumbled on this little book called Rich Dad, Poor Dad and my entire outlook on life changed, and that was all it took to spark inspiration for me to take steps into the world of real estate--building the asset column, am I right?

Caveat...all depends on what you know but with the 50% rule showing negative, the need for you to dump 72,000 in it,  and your optimistic outlook only showing 6%, i'd park my money somewhere else and look for something better.
