@Nicholas Aiola I was searching online for "cpa real estate forums" in a desperate attempt to get a 2nd opinion and somehow it brought up this thread.

And I don't really mind when people use some of these alternative products out there...but some lenders are very desperate for business right now. 

They were desperate to sell the property since there was only 3 homes left.

With hospitality workers, Amazon warehouses, teachers, nurses, college students and many others desperately in need of affordable housing, the market itself is enormous.

I would never rely on a property manager in these areas ( out of state investors need not apply) your going to have unique challenges that often require a personal touch .tenants lives in these areas are desperate and chaotic so you have to learn to make money in the mess .

My ultimate dream is to become completely financially free by the age of 40 so that I can have all the time in the world with my family and be the dad who is physically present that they will so desperately need.

I'm in desperate need of some guidance or reassurance at the moment.
