If you want to shop at dishonest places that think you are stupid...well that's fine with me.Look at the bait and switch adds for these stores...it costs them tons of money to doop you into the store.

We like beginning of the week/morning hours settlements this way if I the lander was to act dishonestly (it happened twice in 16 years both from brokered mortgages) than I can threaten to walk out of the settlement wait in my car, and the Attorney still have enough time to contact the Mortgage processor folks and fix the "little surprise extra points or interest increases" that suddenly showed up from nowhere.Disclaimer: when I had to make a little noise and walked out of the settlement , my settlement attorney or clerk had to call and fax for an hour to get me to sign the documents so knowing that it was not their fault, I gave the attorney a check for a few hundred dollar for their time.

And yes, as I said the guidelines do, unfortunately allow a lot of leeway for the dishonest to scam someone.

Say you have a 200k house and the seller says "If you give me a discount on selling this house I will use you to buy the property we are moving to"The house they are moving to is larger and costs more so you agree.Then after they sell they go with a DIFFERENT agent on the purchase and get another rebate (dishonest double-dip) from the seller.Same with an investor saying rebate me on the purchase and I will re-list with you on the sale.1.You don't know that they will relist with you or try to get you to go down with a flat fee.2.You don't know when and if it will sell.This is why if you have been in this game for awhile you don't go for these types of arrangements.I tell the sellers my terms when listing.They either agree or disagree.When they disagree we part ways and they usually call me back a week later or months later to agree to my terms.If a broker/agent gets free Taco Bell that is funny.I remember my meetings working for a developer on commercial projects.Would always meet at an upscale restaurant and gave me a 500 Ruth's Chris gift card for Christmas.So if you want big free meals go for the developers!!

I personally have dealt with agents and agencies, as well as title companies, mortgage companies, and so on - that have proven to be dishonest, unprofessional, 'dirty', and generally conduct "bad business".
