From my experience: My partner and I paid a landscaper up front for the trees/shrubs/mulch he needed for us to plant and we never got them.

The tenants got to buy (or bring) their own curtains and put them on the rods.One thing I heard of (I think here on BP), and considered but didn't end up doing, is this: Get some 1x3 or 1x4 lumber, and cut it a few inches longer on both ends than the window trim on the top of the windows.

If the slab work is the issue, there's other solutions like pumps from Saniflo.com, the shower stall just has to be raised a few inches.
