Some if my favorite plays (after some 1,800 deals since 1978) are still rooted around properties with low balance first mortgages in default.

They wanted to see if we were personable and if an audience would root for us.Then a week or 2 later I got a card in the mail telling me I was in the pool. 

We continue sending grass roots style letters.

I have Virginia roots but am based in Colorado.

I have a section on drain stoppages that cite that anything besides that caused by defective plumbing, tree roots, or acts of God will be the responsibility of the tenant and contains a list of the obvious of what not to put in the drain and that tenant agrees to pay plumbing cost to clear stoppages beside the above.

I wish there were a way we could root that ugly element out.

Let's say you set up an LLC and put your 50 unit complex in the LLC, and you think you have everything protected like all the books taught you to do and an old lady came by your complex to rent a unit and triple and fell on a piece of root sticking out of the ground, and she sue you and you turn over your insurance info because that is what you have insurance for to protect you.

The root cause here is pretty inarguable.
