In my PA market I consider anything under 70% of asking potentially offensive to the seller.

They can also fine you and some jurisdictions have criminal offenses for ongoing zoning/permit violations. 

We are using it offensively. 

I know most of the broker agents probably have that experience but their front line agents on the team may not.

They tell me "Your houses are nice, you don't want the kinds of front line people we hire to stay in your places. 

Protection wise insurance is your front line of defence, keeping equity in the properties as low as possible will also limit your risks. 

They should be fined for first and possibly second offenses and lose their licenses on a third.

You could technically put 15K back in the bank and put 60K down on a 300K move in ready house in Auburn with 5K closing costs and no PMI.Of course that is if your realtor (most have no clue what they are doing and have only a high school diploma, no offense to those who are top notch) is accurate about what you can get out of the house.

As a Realtor I find it offensive the lack of respect for what we do.

The best defense here is a good offense.
