(Now we all know that majority of wholesalers that started of were either broke or in a financial situation and wanted financial freedom).Now me doing my research I do know that I can use inspections clauses and or due diligence clauses in my contract to ESCAPE if need be. 

To be honest, it escapes me how I came across BP last year, but in the last few months since heading down this path, I've learned from webinars, posts, podcasts, hundreds of blogs, and been inspired many times.

Over the last 8 years I have built Escape Games, Tiny Homes, mowed 1000+ yards, and installed hundreds of thousands of feet of irrigation, and yet, I still remember that very seminar to this day. 

It's been an amazing experience escaping our market and being able to do more for our family all in one.

There are a lot of strategies in real estate but I do believe most people would be served well investing in their own backyard. his name escapes me right now.. but there was a SF landlord  of German decent  who owned a ton of SF rentals and had a weekend home up at Silverado were I lived.. we would socialize with him  Oh his name was Helmut Schmidt  I guess that's German.. 

There is another landlord group in Worcester County too but it is escaping me at the moment.  

Look for track record, conservative underwriting, a good team, good market fundamentals, and a solid exit plan that provides you with a 1031 escape hatch.
