I’d have them out and a couple of their competitors to get a better feel for what happened. $2 per sqft is what I’m charged in my area for a sand down and refinish

We do mostly private money these days and most of our competitors are either **** down due to the credit freeze or running out of money.

I think in any business, it's simply a matter of checking local competitors prices.

No self-respecting, scientific doctor can diagnose the need for an emotional support animal with one 30-minute phone conversation and the swipe of a credit card.The second thing it changes is that they limit them to "animals commonly kept in households" which means we can deny miniature horses, potbelly pigs, turkeys, alligators, and even kangaroos.In a perfect world, there would be a couple more requirements:Treatment. 

Also could apply for a competitors apartment and get a copy of their lease.

Go visit (when the Covid is over) some competitors for sale within about a 3 mile radius and see what they do.Snap some cellular pics of the things you like.Talk to some local Realtors (who sell a lot of SFH's like yours) and ask them whats popular.
