BUT, while NOT registered, the HOA has No Legal Standing, and will not be recognized by the Court.Odds are with an informal group there are a lot of other issues due to improper acts by individual Owners or the Ring Leader.

Flint is a very rough place.Personally, I don't invest there but I was thinking, if you are championing gentrifying the area vs. just buying,it might help others potential investors know where to invest and help cluster investments to make them more valuable if there was a map of the area with a numbered grid on it.Each grid being a small area, for instance 5 bock long by 5 blocks deep.

Those left behind are striving to buy in better neighborhoods that would never support more than 3% to 5% return on investment.. if any cash flow at all.Now, today, financially broke inner ring suburbs and even Cleveland proper are killing rental owners with rental registration fees, violations, construction permits, vacancy permit fees, contractor registration fees, POS fees, POS violations, POS escrow requirements, etc. if this isn’t bad enough, the city just passed an ordinance requiring (investors only) homeowners to PROVE that their properties are “lead safe”, which requires a licensed certified registered lead inspector.
