We all hit ruff patches at some point in our lives.

Many times home warranty companies will just try to patch patch patch instead of replacing a needed item.When a tenant is paying rent to the landlord they expect a certain level of service and for the most part, this does not happen when home warranty companies are involved.Check out the article belowhttp://www.today.com/money/home-warranties-dont-al...The number one reason that most tenants move is poor customer service in regards to repairs from the landlord.

So the tenant should front the bill to patch it up if they are not happy with it.

HOWEVER, they repaired a patch in the carpet that is VERY noticeable because the carpet no longer matches (although the patch itself was done well), and almost all the doorframes have a "waffly" look on bottom because they painted over but didn't sand enough or replace moldings that were clawed/chewed.

. - One extreme direction is warzone investing, crazy cap rates and max cashflow, for dirt cheap homes, but you need that cashflow to patch the bullet holes and pay for all the evictions. - Then there's the middle, where most REI activity is done.

Electrical and Plumbing will be finished up in the next week or so - need to find a good drywall contact in the area to hang some new sheets, and patch some holes.

You see if the people in the neighborhood are maintaining the homes, or are they just patch work units that are someone else's ATM.

We stayed in town and cleaned, hired a painter because the one she hired "touched up" by leaving patches of another color all over the walls, drove a trunk load full of food (open cereal boxes, pasta, food left in fridge, etc.) then another full of trash to a dumpster, replaced a missing bedroom door that never got deducted from the security deposit of the last tenant.

You can only get repair bids from NACA contractors, and their bids are ridiculous ($500 to patch a hole in a wall!)...
