It needed major remodeling, the roof was collapsed over the family room, the plumbing was a wreck, horribly outdated, but it was in the most desired neighborhood on my list.

The databases often have inaccurate or outdated home information, and are not able to take into account value-heavy features such as floor plan, neighborhood, exterior appeal, interior flow, kitchen and master bedroom space, interior light, ceiling height, yard appeal, proximity to features that are positive or negative (park vs. apartment building/auto body shop), plus condo dues, amenities, and/or litigation status, along with many other things. 

Granted I still need to be between 150-175 for the numbers to comply.The second is a heavier remodel as it is completely outdated inside...

Given that it's a duplex and it's small and outdated, I don't think it could get much more rent than that.

An outdated 3 family sold for $203,000 (I bought a 5 unit for $149,000 in 2015 2 streets over) and a 4 family that rents for $700/unit is going to sell for $230,000 or higher.   

There are even no pictures of the bathroom and only two of the well-outdated kitchen, while we have one of of a credenza and two of a backyard that has seen better days.

The home is outdated but will rent as is.

Worked with the Short Term Shop - my agent Derek Tellier found this on the MLS - it had been sitting there for 60 days in a red hot market due to poor listing presentation and being cosmetically outdated.

I was looking for someone local who is still doing transactions personally to upkeep what's going on out there and not just trying to sell outdated programs.

Tenant notifies me of their move-out date at least 30 days in advance and pays me a termination fee equal to one month of rent.
