Basically, you can unlock funds from a current employer 401(k) plan.Your employer plan has to adopt the CARES act provisions that allow for Coronavirus Related Distributions (most will).You have to demonstrate per the CARES act provisions that you have been impacted by Coronavirus in some fashion so that you may distribute up to $100K from your cuirrent employer plan without an early distribution penalty.You then can roll that over to any qualified retirement plan such as a self-directed IRA before December 31 of this year and not have to pay any taxes whatsoever.

As well, the economics in our area evidently don't play out given the ratio of stick-built to modular you'll see around.I too prefer stick-building (it is after all, how I cut my teeth in the business) and using pre-designed plans and customizing them as needed, is an excellent way to go.

You could do Bigger Pockets over time and You tube channel for videos and if you stay consistent results should build.Having a clear message with using the right channel of social media and doing it over, and over, and over like brushing your teeth everyday is key.

I would just be as active as you are comfortable with in your rentals and make sure you document your activity.I have no idea whatsoever about your situation but given that you don't have any W-2 or other business income you may qualify as a real estate professional if you spend more than 750 hours a year on your rentals.Check with your tax adviser.
