So effectively I drove more traffic to my listing by people browsing on the map view but didn't have to decrease my ADR at all.I did it again when I had 2 free nights on a Wednesday and Thursday.

Aside from browsing forums on topics you are interested in, I would suggest reading books and listening to podcasts.

I'd ask your realtor to pull up from MLS the last rents similar to your property around the region. mine did that and was very helpful, now granted i'm only investing in condos which makes comps easier for rental than multifamily. other option is just browse zillow etc around the block / region and see how much units at same condition/size are being marketed to rent for
