Everyone was mad at them - their bosses where they worked who wanted them to take on even more tenants, their "tenants" who needed maintenance done that was behind schedule, the maintenance people who were sick of being called by them because they were also overworked, the receptionists because everyone was calling to complain that the manager wasn't returning their calls, yatta yatta.The work load is normally really unreasonable.

So, to then soak a landlord again for the right to end the contract, is unreasonable - to put it nicely.Now, if there was no upfront fee to find a tenant, etc., and the PM was relying on the next 12 months percentage of the rent to make their time worthwhile to find the tenant - then a termination fee would be fair.But, in my opinion, a termination fee is double-dipping.

Though the landscaping and power washing, unless you plan on doing it in the middle of the night or being unreasonably loud, I don't see how those might interfere with what is considered quit enjoyment.

I don't see these numbers as insignificant and I don't see this scenario as unreasonable
