Some damage needs to be repaired right away, other damage can wait until move-out.Specific to unauthorized pets... look under the kitchen appliances for a build up of pet hair.

Congrats @Joe Manfredi We get a lot of transplants from the east coast in Arizona, its great here in the winters and if you like the heat, well its fun here also in the summer.

Soap scum, dirty appliances, crumbs in the cabinets, window sill crud, ceiling fan dust, hair under the baseboards etc etc. $275 sounds like a reasonable fee to charge for my area and I'm nowhere near the high rent district of LA.

Make sure a single hair can't be found in the bed, bath, etc...Have a nice guidebookHave a paper that asks for positive and negative feedback.Hope this helps :)

I would suggest you go to your local investor meeting and look for the peeps with grey hair.  

Many of the new transplants are younger with lower wages.
