I had a very similar situation recently (ironically on a 1008 sqft 3/1), and when I ran the numbers it was a wash (on a flip).The delays caused by designing, permitting, and inspecting the second bath would have increased my rehab and holding costs, and delayed other parts of the rehab, to the point that it didn't make sense to add the second bath.

I am not going to invest in Miami since there is now way I'll get anywhere with those numbers, although ironically when I applied here I was approved based on the market rents, I would have been fine if the mortgage was 75% of the rent, I just couldn't find anything that could cash flow after insurance/taxes.So instead I'm investing out of state.
