Qualifying a buyer is not unreasonable (agents have to value their time because other people don't generally respect it) but your agent should also know that traditional loans are only one way to finance investment properties.

However, for their proformas, they use reasonable (complete) numbers from the beginning whereas, proformas from other companies maybe missing expense items or use unreasonably low numbers.

  $20-30k for a buildable lot isn't unreasonable....before the other expenses.   

So if there is something in the lease that seems excessive, unfair, unreasonable, or vague, and it does go in front of a judge, the tenant is likely to win.  

I think you're being completely unreasonable and your complaints are unjustified.

The low DTI requirement seems a little unreasonable since it is very easy to hit 40% DTI based on your mortgage payment alone, especially in CA. 

Reasonable pet owners get this; it also deters unreasonable pet owners from applying.  

So that makes me feel better that it is not unreasonable to have a hard time taking the emotion out of it, even if you "found" the home creatively.

Neither position is necessarily unreasonable.

I don't think your form is unreasonable, maybe a little too long....I would turn some of these questions into statements.
