honestly- I would wait till they left the property- bringing in new tenants to look may cause them to destroy the property or make a scene which will make good people run. they seem INSANE, I wouldn't chance anything with them...

they are busy they want to work on loans that will close. with all the dodd frank reporting that us Mortgage bankers have to do behind the scenes you don't realize how much work it is.. we have to do mortgage call reports quarterly and we have account for every application that came in and what we did with them.. so to work on ones that are just so far off and may never close.. don't see how anyone would do this. also keep in mind at least in my experience if they don't qualify now.. high probability they wont in the future especially as rates rise.. 

Finally, do you have any unforgettable (good or nightmarish) experiences that you had with self management or using a property manager that you are willing to share?

I will say I have been a behind the scenes lurker, but think I was confused on what path I wanted to take to start my real estate journey.

It seemed like during that time any type of way to get into the REI scene as a novice was to sign up for some $20,000 guru/coaching seminar, which I could not afford then nor can I afford that now.

With so many hospitals and colleges, there will always be people coming into Springfield, needing housing.When I learn more about Springfield's real estate scene, I'm happy to share information.
