I am looking to supplement my primary income stream and expand into real estate investment.  

Selling the home and utilizing the proceeds to supplement your living expenses is probably a better plan.

I am not trying to supplement my income, just have a positive cash flow that allocates repairs.Also I have a tough time filling my units.  

We initially got into investing after speaking to a co-worker who was approaching retirement and he told me how he owned multiple properties and how it would supplement his retirement.

If you need supplemental retirement income - take it.

Your strategy sounds great - I am a huge believer in holding on to rentals to supplement your retirement. 

I would agree with @Patricia Steiner that sphere of influence is definitely a more effective way to go for your main strategy, and maybe you can add in cold calling to supplement it. 

Just to add a little, I think the audit can be a nice supplement to your own due diligence process, especially for new note investors.

Between the two not quite enough units to make a real business out of but could be if I supplemented those spaces with portable units.
