Did you throw in any other special financing terms, accruing the interest for the first couple years? 

My instinct is to laugh at that, but my curiosity is piqued.  

I sent him over a text today stating that I would not accept rent through cash app again and that he would need to use the email and password given to set up his payments or I would not accept them otherwise moving forward as we’ve spoken about this already and late payments would accrue.

And in some cities, the two lots have different physical addresses, and the two addresses have their own property tax separately.. so the owner missed-pay one, which is typically the empty land... and most of such owners seem new owners to such a property and probably have not been used to this yet.Just for curiosity, is such a tax sale a valid case?

Like I said previously, it’s a good strategy for growing your portfolio as long as you’re comfortable with the numbers being able to cover the payments you’ll be accruing from both the mortgage on the FHA property and the added payments from the HELOC.

Just out of curiosity, how did you find the buyer?

I got the idea after listening to a pilot talk about pre flight lists and after reading a few of the flight checklists out of curiosity, I got the idea due to how detailed they were. :) Going to pick up the book today.

Just put of curiosity, what do you mean cash for key is mandatory there? 

Don’t buy it unless you are Sure there is plenty of equity after you add your purchase price to what your best guess of the 1st mtg balance is....with taxes, insurance, accrued interest/fees, etc.
