A mailing list may be in the form of a manuscript list, directory, Cheshire tape, Dick tape, gummed labels, index cards, or other similar means of communication.

Maybe I am misinformed, for a very long time I have been sending letters and post card to property owners.I admit, that I am not up on the local trends; like the word "wholesale" is that the same as labeling yourself an investor.

Alternatively, a friend of mine uses merlindata and says he likes the pricing better.Those return to sender labels on first class mailings you spoke of... there's a reason the stickers are GOLD.

Just like anything else in life...Recommendation:  See the value in what The Person provides and Not The Label and anyone not for wholesalers may find better success.

If you can't do it yourself, having someone within driving distance to receive packages, assemble, get the wifi set up, label remotes or light switches, make the kitchen functional, change out your door locks or put cameras up, etc, as well as the decorating and making the place comfortable and appealing for your guests is a must.

I really geeked out on this part, I had every foot of wire, every plumbing fitting, every drywall patch labeled and accounted for.

The other thing I'm concerned about is the liability of being labelled an "expert".

I own 3 rental properties currently and am a Realtor so I'm labeled a "real estate professional" in the eyes of the IRS.

Now I am one and am confident in that label.
