Like John said 4 units or less can be on a personal policy and insurance agents who don't know much/anything about the investing space are seem hard pressed to make suggestions outside their available knowledge.This is where having an insurance broker who specializes  in working with investors is crucial -- they will be able to tell you what other investors are doing and additional recommendations for coverage/policy packaging.

@Tyler Brown, you will be hard pressed to find a duplex in Philadelphia at your price point of 40k-55k that only needs cosmetic repairs and will rent for $500-$700k per unit.While you may find a number of duplexes online at your price point they are neighborhoods well outside of the Center City District.

You might be hard pressed to find the same ROI deals in this area, and it may be beneficial to settle for 7-9% ROI because I believe the capital appreciation play is really good in these areas.
