I'm preparing to tackle about 800 sq/ft of hardwood refinishing on a place I'll be closing on at the end of the month.

One of the things in the report many will notice is that I have used lower numbers for repair and CapEx and that is only for the reason that this property went through complete rehab and all the major expenses have been tackled up front.

My uncle is a very competent GC and him and myself will be tackling the rehabbing and flipping.What I'm looking for is just some thoughts/suggestions/tips.

I need to consolidate some issues before tackling another 10 property run. 

In some cases it is probably more like the guys who go crazy when they make a tackle and their team is losing by 20 :)I agree with the OP that it isn't a smart idea at all. 

I wouldn't mind trying to tackle the first hurdle(flip) with someone in the same boat.  

Would not want to tackle larger projects like this until we had the experience with the smaller ones, and then you might as well develop everything at the same time

I know the costs would be substantial depending on the end result but I want to hear if anybody has tackled a project such as this and had success.

@brian don't really want to tackle fix and flipping at the moment not really a strategy that I feel would help me build wealth.
