Repurposing properties into something useful

Has anybody out there had any experience taking a property and repurposing it into something useful and profitable. The property I'm looking at is a church that has outlived its congregation and has been eyed for demolition. I know the costs would be substantial depending on the end result but I want to hear if anybody has tackled a project such as this and had success. This property is also historic but doesn't have historic designation so demolishing it would erase another piece of our towns history which would be a shame.
