Just move your rent from $1000 a month to $1003 a month and you will know you'll be reimbursed in the long run.The other option is to sell that property and get out of the nanny state and move to a state where adults are still treated like adults. ;)

The answer to that would help me personally focus on where I might focus my efforts.I agree that an alarm system would be pretty pricey - I'd probably go on amazon, find some fake security camera domes, find a couple "Smile, you're on camera" signs, and put one of each up at key entry points around the property.Side note, make sure you disclose the break-in to your end buyer once you're in escrow, in order to protect yourself.

So gas is required for ADU since july 2018 ( new ordinance came out).gas, water, electrical and you can add sub meter, sewer must be connected to the outside of the house, so for anyone doing that I suggest you get the company to tell you where the sewer is running, they pretty much run the camera down the clean out pipe and you figure out where to connect.
