From the termite inspector, there doesn't appear to be active termites, but there are "Evidence of termites staining, partial shelter tubes observed sheetrock in closet by front door and in access panel to tub".

Unfortunately; as far as I am aware, there is no way to fully prevent a potential tenant to seek a unvetted person into the property unless you are constantly observing the property and have a way to know if someone is there that isn't supposed to be there.
