Termites during inspection, next step
Under contract on a property with signs of termites. From the termite inspector, there doesn't appear to be active termites, but there are "Evidence of termites staining, partial shelter tubes observed sheetrock in closet by front door and in access panel to tub". Termites is of the subterranean kind.
In the contract, it specifies that seller is responsible for treating termites if problem is found, so I think seller will pay for treatment.
I'm not worried about active termites since it wasn't found and will be treated for extra protection. I'm worried about the extend of damage that weren't visible. What are my next steps to investigating this? I want to be extra careful and understand the risks of this property, but not sure what to ask the seller or what other kinds of inspections we should do next.
A possible setback is that my lender doesn't do loans under 40K, and I only have literally $667 room to negotiate before I have to find a new lender. I could ask the seller for more concession, since this is a conventional loan and the seller is only giving $375 so far, I can ask for $691 extra.
