I'm very new to all of this so I only have 1 deal and it's my best one :) My wife and I bought our first home, a townhouse just outside of Nashville.Paid $137,500Remodeled and replaced HVAC for $15,000Reappraised for $165,000Got a HELOC for $12,500Purchased a new $300,000 house 10 miles from downtown with the Heloc as the down payment.Our mortgage/escrow/HOA on the original house is $1,000We rented the house to a family for $1,550.2 years later it's valued at $200,000.We just expanded our HELOC by $20,000 to help us purchase a mobile home park that has a $400-500k upsideOur current house value has grown $25-35k.Pretty sweet deal for a grand total of about $25k original investment to create all the above deals.

I have read in the Remodeling Magazine that the remodeling market which has grown without a break the last 10 years is now on it's highest level - ever.

Funny thing is, by the time another opportunity arises, our opportunity fund has grown again from not having debt service to pay. 

Through that process we have grown our portfolio to 47 units.

I have been with Colony American Homes for right under a year and my area is from fountain, CO to Denver, CO with around 250 homes I handle and 1300 split with a few, I have worked many various jobs from dealership to bbq shop, and working on homes between, since working at CAH my urge to start in the real estate business has grown largely, not fully sure where I would like to end in the business, but have considered multi-family to start. 

We're on a trusting relationship and yes I should have it legally agreed upon, but regardless I can see how much I've grown.

I have an idea I'm working on with offering devices to local landlords, but so far it's still in the planning phase and hasn't grown two legs of its own.

I have grown up doing every aspect of this industry from maintenance to management and feel Real Estate is in my blood.
