I guess another factor is how much would the out of pocket cost to do the origination.I guess I should not be concerned about increasing my term being that the interest is being paid by the tenant anyway and leveraging that property to buy another that cash flows properly could compound paying it off faster then just purely trying to pay it off without the leveraged property.

Sell the property, and if its free and clear and youre able to pocket $1mil+ out of the deal, put the cash in something no hassle that can bring you in 4% or 5% or even 6% returns, let it sit with those returns and watch $4k to $5k per month roll in interest without ever having to be a landlord and deal with anything. ...because REI allows you to compound your returns, since you can get your money out of the investments, but still retain control (and passive income from) those investments.
