I also recommend you attend your local real estate club which is The RING / Baton Rouge REIA and connect with local wholesalers.

@Garrett Pyros I am not sure what is avaliable in El Paso but I took my coursework in Houston from Champions Real Estate school (https://www.championsschool.com).  

That way, I can get into any property with the master I carry on my ring without going back to the house to fumble through the key box.

Ring is moving from Santa Monica to Hawthorne and you see places like Eureka Burger and Base51 (https://www.yelp.com/biz/base51-hawthorne-3) popping up to cater to the demographic.
