Start looking at similar properties on VRBO and AirBNB and see how they are priced, what their amenities are and how their calendars look.

We just finished up our first longer stay AirBNB booking in that home, the guest extended via direct booking with us for the moment, and we have nothing else on the calendar currently.Both are also on VRBO.Regarding the STR all but 1 booking is from AirBNB.

I can send over a link to my calendar so we can set a day. 

Use the calendar as a tickler to remind you when taxes are due, rent increases due, etc.   

You can also check calendar blockage but you don’t know at what price those days booked for, nor do you know if they’re reserved for an owner stay.

As such, we’ve not looked at other platforms and having to combine calendars and block out dates etc.

These are great locks because it automatically adds and removes codes if you connect it to your Airbnb calendar, VRBO calendar, or direct booking site calendar.

Three such violations within a calendar year would result in a property being deemed a "noise nuisance property" with fines up to $500, required hand delivery of the noise ordinance to all guests, and would require the owner to impose a $1,000 deposit on all future guests which would be forfeited if there is a violation.

And the 1.5% for me is 10 calendar days, you might want to double check.
