I agree with John's advice, start telling everyone what you're looking for and if needed, tackle a few small deals on your own to gain a reputation.

I plan on paying off the credit card debt withing the first 3 months of working before tackling my student loan debt.

It's been on the market for over 200 days, and looks like it could be a tackle-able flip.Since my local market is inflated, the property is about an hour drive away, and to be prudent I would want to do a walkthrough with a contractor to get an accurate bid on repair costs.

He does talk about capital expenditures in the book briefly, but more about not to tackle projects with them first.BP has guidelines as do many resources on what to include per year for the property.
