The Millionaire Real Estate Investor: What happened to Cap Ex?

Hey Folks!

I'm reading The Millionaire Real Estate Investor right now. Great book so far! However, I noticed that Gary Keller does not appear to take Capital Expenditures into account in his analysis of monthly expenses. 

His monthly expenses worksheet on page 245 only list $20 in maintenance costs, and no mention of CapEx. Really? Anyone have input on this?
