how do i know if a market is saturated ?

How does one determine the rental property saturation versus homeowner occupied property of specific neighborhoods? 

Here is what I would do....saturate the area with vinegar then come back with baking soda on top of that.

And if your market is not saturated you stand a better chance of a quicker sale.Lastly, bear in mind Nov. and Dec. are your hardest months to sell.

Ive done some research and reading on tax lien certificate and deed investing, and alot of the stats and books are typically pre 2010.  Are double digit returns obtainable still?  What states are ideal?

I suspect I would need to mail over 100k pieces a month to come close to the same level of saturation. 

Perhaps it was because I didn't pay the annual subscription fee (I actually paid 8% per transaction--much higher than Airbnb's 3%), so my listing was buried (and in my opinion, VRBO is saturated, plus their interface was ugly when I was using it - I don't know what it looks like now, and changing pricing was a struggle).
