It was a tough situation and I definitely recommend, as others have said, getting legal advice for this sensitive situation.One thing I would highly recommend based on my experience from this happening is to try and check on your rental unit as soon as you can.

Just takes a little more work.For those that want to just go shopping on a website and pick a house of course the mid west turn key model works great... and if you get with the right turn key company and don't over pay in the first place and have great management then that is a nice way for the newer investor or price sensitive investor to get started..

When people file a probate, it means that they're ready to start dealing with the "stuff"It doesn't mean that we shouldn't be sensitive, of course, however I don't think you have to walk on eggshells around them, either.You've got a good start with some situational triggers.

Conservative cost estimates are one of the my safeguards to ensure that I don't lose money on my first deal.

Flipping takes in a pretty big swath of strategies, IMO, anything that involves acquiring an interest (in whole or in part) and turning that inventory is flipping.Regulatory constraints are attempting to slow the process, eliminate some strategies and provide more consumer safeguards.

But they're not time sensitive. 

Sensitivity analyses are important to me as well (i.e. how changes in certain variables effect the return).  

So be careful, check their current residence and put safeguards in place.

I am still unsure if as an investor if the safe guards are really as in place as they claim.

I chose a local company, and they were very sensitive working with the family and completely removed all contaminated material.
