The lease allows a guest to stay there for 14 days, so I figure if I see them there over that, then they are in violation.I'm not extremely alarmed, as she had mentioned she had a friend that does gutter work, when I had mentioned that I was going to replace the gutters soon.

Lower end investments, but buy smart and cheap, but do the rehab yourself, manage them yourself, screen tenants like mad, enforce rules rigorously, alarm systems in place the minute of a moveout, etc etc.

It is worth a few thousand dollars to take a few minutes to visit with the tenant.Another good reason: you want to check on the condition of the property to help make sure you want to extend the lease and here in Virginia a landlord must certify that the smoke alarms are functioning, to do this you have to actually test each one every 12 months.

I also give them a detailed 11"x17" floor plan with dimensions of each wall that they may need to plan out furniture placements, as well as locations of switched receptacles, cable outlets to plan where to put floor lamps, mount TVs etc...At key handover I give them more detailed package including a list of appliance models and serial numbers, a detailed electrical panel schedule, city mosquito control number, garbage collection schedule for regular waste, recycle waste, yard waste and bulk trash, smoke alarm batteries, storage shed padlocks, location of the secret switch to opens the swinging bookshelf that reveals two more bedrooms.
