Its just another of those routine replacement items you will need to deal with.I think this "tenant pays first $100" is a bad idea, even if its legal.

There are some great commercials currently playing in my area about RE-LEARNING to do daily routine activities without smoking.

I work with and know several other mortgage brokers who routinely do deals out of state.

nope  ... but if they don't .. just call them and ask for what they want.. make sure your dealing with a reputable lender though don't want to get sucked into the " send me a deposit before I fund routine" 99% of those are frauds and will steal you money.. too good to be true these days in private/hml is dominated by these frauds..

The other benefit is it helps me build up my list of auction websites to check routinely. 

I have to regularly check my goals and end game to make sure I am laser focused with my daily routines and tasks to make sure they are moving in the right direction.

Routine issues such as a clogged drain, the plumber should report what he pulled back, if anything, and how far out was the blockage.

Do a search under Massachusetts landlord rights and you will find that it is allowed and expected that landlords do routine inspections.
