A little outdated, but I think if you have some nice interior updates and professional pics taken, people will probably see those first assuming you're advertising online.

So do I send notice of nonrenewal and a move out date or just be happy they are paying and collect rent and stop stressing.

I've accepted money up till the 15th, which I understand invalidates the original move out date, but I have a statement in writing that they will be out on the 15th and the 25th. 

Outdated HVAC.Sub flooring under toilet and kitchen sink is rotted from leaking.All windows (6) are original and need to be replaced.Driveway is crumbled.Kitchen cabinets and counter tops are in really bad shape.

I see lots of out dated data on those sites, that I assumed was just inefficiency, but maybe not.

(IMO - not too easy around the holidays, not too many people wanting to move, just people NEEDING to move, likely due to eviction or non-payment.)I would set a move out date NOW (OK, as soon as you can based on the lease), so that you can start showing it ASAP.
