Hi all, I have two questions relating to sheriff sales.1) I am wondering if anyone can chime in on the difference between the judgement amount vs upset amount.

I would go to zillow and check the comps for recent land sales in Arkansas and make your best judgement for the land value base on similar location. 

Since it seems like a simple case of lease breaking I am tempted to get a court judgement and see how he responds There is a good chance of merely filing the court paper work might push this guy to pay up

BTW, the old cases that I'm not seeing show up were NOT withdrawn, went all the way to paperwork to have the marshal remove them, and in one case, there was a judgement against the tenant for malicious vandalism.Anyone know what's going on here? 

Without disclosing the location it is close to impossible to make any judgement.

My tenant eviction cost me many months, many thousands of dollars, and way too much heartache.I got two judgements against her totaling $9,000.00, and NEVER saw that money again.

You may get a judgement, but it's all paper.

I never trust the judgement of a previous landlord regardless if they pay on time

Looks like multiple people were indicted and maybe (if convicted) that will lead to judgements and recovery of taxpayer money...
