Those are the standards I use for my B neighborhood rentals.Buying in C- neighborhoods is tough but a lot of investors in Columbus are doing it because you can get great cash flow and expect the neighborhood to appreciate to a C/C+ over time due to the population and job growth in the city.I would recommend looking into section 8 and VOA programs.Also, note that you are going to have to pay tenants 5% interest yearly on any security deposit that you collect over 1 months rent.

Collect rent via ACH or CC instead.  

And she CC's me on all the maintenance requests.

I think what could save CC is retirees.
