Hi from the sleepy and lovely Central Coast :-)My in-laws are in Oak Park (near Thousdan Oaks) so I'm down in your area pretty regularly.I highly recommend throwing Detroit into the ring of potential investment areas.

I recently went to Dayton's Bluff and it was amazingly nice with relatively low prices. 

Also look at Mineral Bluff, Cherry Log, Morganton as they are close enough and if you have the right property it will cash flow. 

I had to remediate the absestos adhesive under the resilient flooring in the kitchen and large pantry before I ripped all the luan plywood up and the 3/4 oak flooring underneath it with plywood over the diagonal planks, then cement board, then tile.
