Btw, I can certainly understand how this forum and those who regularly contribute to it can be considered "bad for business" when it comes to those who make their living taking advantage of eager wannabe investors...if I was a typical real estate guru who overcharged for my educational materials, I certainly wouldn't like this place.And, as it should be, I'm sure the reputable coaches and real estate teachers aren't at all threatened by us, because they are offering great information that's worth every penny they charge.

Some say no as long as you keep payments current, while there have been some BP Members that say Lender have threatened them with invoking the Due On Sale Clause.From my personal thoughts, in Texas, if you transfer properties from personal to LLC, then your Title Insurance Policy is nullified, as it's done to a certain entity.

The contract does NOT state what they can't do and can't charge for, so owners find out the hard way the PMC can do anything NOT covered by the contract and charge whatever they want for it.Of course, an owner can still try to refuse to pay or threaten to terminate the PMC, but that all takes time and may cost money.

Well, after a month and a half of living in a motel, the tenants threatened me with a law suit because "you" (ie: me, the landlord) condemned the property and two days later informed me that if I wanted to keep them as tenants, I would have to start paying their motel bills, paying their gas costs to get to and from work (?!?!?)
