So far thinking things like:- replacing air filters- testing and replacing batteries in smoke detectors and carbon monoxide alarms- carpet and floor cleaning and/or replacement - assessing for leaks and all working sinks, showers, toilets- wall repairs and painting - appliances are in working order- deep clean- change locks and battery -replace all lightbulbs inside and out- minor repairs- landscaping Anything I am missing?

This past summer I sold alarm systems door to door for 6 days a week, and to break up the monotony, began reading a real estate investing book that my friend had laying around.I hopped on Amazon and found Sean Terry's Flip 2 Freedom book and podcast and have since been absorbing as much knowledge as I can.

Hey Guys,I reviewed the lease (created by our property management) for our tenants, and I feel like we, the landlords, are not protected enough on that lease. for example, I would want to add an addendum about "changing a battery on a smoke alarm".

The lease allows a guest to stay there for 14 days, so I figure if I see them there over that, then they are in violation.I'm not extremely alarmed, as she had mentioned she had a friend that does gutter work, when I had mentioned that I was going to replace the gutters soon.
