The combination of incomplete and unnormalized data, unpredictable human behaviors, and the necessity to make assumptions based on insufficient information makes accurate predictions challenging.

1) Definitely check local codes first2) Steel is silly cheap right now, and resists "tenant and neighbor behavior" quite well3) Consider a more substantial fence on property perimeter, such as block, and then more inexpensive options for interior yards.4) I doubt you'll get more rent, but you will have more interest, especially if other options around you aren't fenced.  

And until that is solved, I will be using my extremely limited powers to battle that human behavior.

As you said it correctly, the point is not about taking the guests money but that the guests' behavior is very different for the majority of them if they have some money hold on the side that the HOST CONTROLS ON HIS OWN DISCRETION.

But as the world is filled with dirtbags, it's usually much wiser not to compulsively look for an incredible deal that looks too good to be true on VRBO and Airbnb months in advance and book it.

If you increase your finances through real estate without changing your personal behavior you will only amplify your problems.Work on yourself first, there are plenty of books and online resources.

What I am looking for is a PATTERN of mistakes, poor decisions, and irresponsible behavior, in all areas...financial, employment, legal, character.
