I'm not clear on all this brokering license talk other than to say in the state of Maryland(where I am) you must either be a licensed broker dealer or a principle in an SEC registered fund to sell a note located in Maryland or to an investor in Maryland based upon what our attorney told us when we registered our PPM in Maryland.

Alright, I understand the intent here is probably to prevent people from potentially being scammed by unscrupulous dealers but this is a little ridiculous for pro members.Since you've taken away our ability to message users directly without being connected to them as colleagues, if someone asks for a referral the only way to send it to them on the site, without posting it out in the open, is via a colleague request.

Since they sell deeds to an investor, and then manage individual property sales soon-after to an end buyer in an installment sale, the investor is really a "dealer" in the eyes of the IRS and is responsible for taxes on the entire markup, even though the money has not yet been received.
